We build and run a small number of places, slowly, with people we already trust or come to trust. Most of what we do starts with a conversation, not a form. If one of these describes you, write to us.
Landowners.
You own a distinctive small site in Kerala or on the Konkan coast and want it used well without selling it. We work through a written partnership agreement for the full term, in which the land stays yours. Write to us with the district and what the site is today; if there is a fit, we visit.
Operator-partners.
You want to run one place well for a long time, with our standards, platform and backing — and eventually without us. Tell us where you are and what you have run. We start with a conversation, then a site visit together.
Suppliers, makers and startups.
You make something — foundations, structures, energy, water, food systems, software — that belongs in a small, circular property. Send a one-page note on what you make and where it is deployed. We evaluate against the needs of specific properties, not in the abstract, and give written references once a deployment has run.
On capital.
Each property is financed separately and privately, through lenders and partners admitted to that property's own partnership by written agreement. Each partnership keeps its own bank account, books and audit, and money for one property is not lent to, shared with or secured against any other. We do not raise money from the public and nothing on this site is an invitation to invest.
