Small stays on land worth keeping.

Bhargava Stays builds and runs small, personalised stays on distinctive land in Kerala and coastal Maharashtra — in partnership with the people who own the land and the people who run the place.

The land stays yours.

We design, build, arrange the funding and run the place, under a written agreement for the full term. You keep the land and contribute its use, and the result is shared.

Five steps, land inward.

From a landowner’s first conversation to a place run by someone who lives there.

  1. A landowner talks to us

You own a distinctive small site — a backwater edge, a coastal slope, an old house worth repairing. We only look at places that suit 4 to 10 keys.

  2. We study the land together

Coastal-zone and panchayat rules, access, water, and what can honestly be built. If it does not work, we say so.

  3. We agree a partnership, not a sale

You keep the land and contribute its use. We design, build, arrange the funding and operate, under a written agreement for the full term, and the result is shared.

  4. We build small and light

Engineered modular structures on low-impact foundations, or careful repair of heritage houses. Solar-first, our own wastewater treatment, composting.

  5. A local operator-partner runs the place

Hired locally, working to one shared standard, supported by our platform, procurement and daily tools — and coached to run independently. The place is built to outlast us.

Two regions. Three places.

Small sites with strong character, complex regulation, and communities we want to work alongside for decades.

What “in development” means, and what we do not publish

We build and run stays. We are not a finance company.

What we are.

A hospitality development and operating company, registered as a limited liability partnership in India. We build and run small stays with landowners and local operators, and we arrange funding for each project privately, case by case, from lenders and long-term partners we already know.

What we are not.

We are not a bank, NBFC, investment fund, collective investment scheme, deposit-taker or investment adviser. We are not registered with RBI or SEBI for any such activity, because we do not do any such activity. We do not offer fractional ownership, pooled schemes, guaranteed returns or any investment to the public. If you have been offered one in our name, it is not from us — write to info@bhargavastays.com.

The people behind it.

People and associated platforms

Each place is its own small business.

Bhargava Stays holds what is common: the brand and standard, design and build, the operating platform, funding arrangements, training and the network.

How we work

Landowners, operator-partners and makers.

Most of what we do starts with a conversation, not a form. See what each of us brings, and how a conversation begins.

Have a distinctive piece of land?

We work with landowners, operator-partners and suppliers by invitation, case by case. If you think a conversation is worth having, write to us.
